Terms and conditions for Elite Decks and Gazebos 

Homeowner Insurance 
It is the homeowner’s responsibility to carry fire, theft, windstorm and any other necessary insurance to cover materials on site.

Change in work scope
We may choose to address all alterations and deviations from contract specifications involving extra costs with either an additional quote or contract amendment depending on the situation.

Pre-existing conditions
 Where pre-existing conditions exist, the homeowner will be required to make us aware. If the homeowner is unaware of pre-existing conditions that we may come across during our scope of work, would affect, or be impacted by our work during the project or at any time in the future, we will take the time to make the relevant parties aware and give best practice recommendations. In circumstances that do not allow us to see pre-existing conditions before opening up or exposing an area of the home, we will make the home owner aware of the issue(s) and do our best to provide recommendations. At no time will Elite Decks and Gazebos be responsible for any said pre-existing conditions.

Materials
 All drawings and materials remain the property of Elite Decks and Gazebos until final payment is made in full.

Delays
 Timely completion of this project is contingent upon delays beyond our control (ie, weather, material supply, scope of work amendments)

Permits 
All deck projects beyond 100sq/ft and more than 24” above grade require building permits. We always suggest using permits when required by the corresponding jurisdiction, but it is ultimately the decision of the customer to choose this path. If a customer chooses to build without permits, they will be taking on all legal responsibilities that go along with that decision.

Scheduling
 Elite Decks and Gazebos reserves the right to decline acceptance of any quote if there is a conflict with the requested finish deadline and Elite Decks And Gazebos build schedule.

Utility locates 
Elite Decks Gazebos will obtain utility locates before digging, but there may be a need for private locates. The homeowner will be responsible to ensure any private locates requirements are completed fully and that Elite Decks and Gazebos has a copy of said private locates. Private locates are required for any services run from the home. Standard locate are required for any services run to the home from the source at the street.

Example of private locates are: heated pools, detached garages with electrical run from the home, sheds with electrical.

Cancellations
We do understand that things come up that can cause sudden change in circumstance and a need to reallocate funds. We are happy to accommodate cancellations 30 days prior to scheduled build date. In the case of composite builds where the materials are special order, the initial deposit will be retained and materials will be delivered to site. We will however require a nonrefundable deposit upon rescheduling if the customer chooses to do so.
